HouseMates Resident's House Rules
- FURNISHED ROOMS: Residents may not remove furniture or bring in their own furniture unless HouseMates Management has given written consent.
- NO SMOKING, NO INCENSE - INDOORS: No smoking cigarettes, cigars, pipes, or the use of incenses is permitted anywhere within the HouseMates premises. Candles are permitted. Smoking is only allowed OUTDOORS.
- MINIMUM CLOTHING REQUIREMENTS: Residents must be properly covered in all common areas in and outdoor on the premises.
- NOISE: No loud music, yelling, foul language, door slamming, or any other noise that disturbs other Residents is allowed at any time. Residents will observe Quiet Time from 11:00 pm to 9:00 am.
- HYGIENE AND BATHROOM USAGE: Residents must clean up after every bathroom use. Do not leave hair, toothpaste, or other personal residue. Paper towels or disposable cloths used for clean-up, MUST be thrown away not flushed down the toilet. Personal property left for more than 24 hours will be disposed of.
- PETS: No pets of any kind are allowed at any time, in or on HouseMates premises.
- MAINTENANCE OF ROOMS: No accumulation of food, garbage, flammable materials, bodily waste, or other debris is allowed in a Resident’s bedroom. If a Resident fails to keep their room and shared space clean, they will be evicted.
- NO COOKING IN BEDROOM: No use of hot-plates, electric frying pans, toasters, coffee-makers, grills or any other cooking or heating equipment is allowed in the Resident's bedroom. This puts all residents at risk of fire, and will result in eviction.
- GUESTS, ENTERTAINING, AND GATHERINGS: Residents are permitted to have Guests. Residents may not entertain more than 4-Guests at a time. Overnight guests are permitted within the Resident's private bedroom for no more than 2-consecutive nights. Guests who stay beyond 2-consecutive nights must apply, submit to a background check and approval, and be officially added to the lease at an additional weekly rental fee.
- SLEEPING IN COMMON SPACES: Overnight sleeping in common shared spaces is not permitted. This includes sleeping on sofas, chairs, and the floor. Overnight sleeping is only permitted in Resident’s private bedroom.
- DRUGS: No illegal drugs or paraphernalia possession, use, or sale is allowed. Possession of drugs without a prescription is a crime. Police will be notified immediately and the Resident will be evicted.
- PUBLIC SALES, ADVERTISING, AND BUSINESS: Residents are prohibited from selling or conducting any business on the property. Residents may not conduct a garage sale, yard sale, or any other event that invites the general public onto the HouseMates premises.
- LOITERING: No Resident, or guest may loiter at the entrance to the property, block the street, make unsolicited comments or gestures, leer, or otherwise prevent others from passing peacefully in front of HouseMates premises.
- WASTE OF UTILITIES AND/OR SERVICES: Metered utilities, heating, cooling, or other services must not be wasted, misused, or otherwise abused.
- BORROWING AND SOLICITING: Do not lend or borrow anything with other Residents. HouseMates Management will not assist any Resident in gaining the return of anything lent to or borrowed from another HouseMates Resident for any reason. It is a violation of HouseMates house rules to go door-to-door trying to sell anything or borrow money from other Residents.
- KEYS AND LOCK-OUTS: If a resident loses their keys, they may get a replacement copy from HouseMates Management for a fee of $10.00 per key. Residents may not loan out room keys, or make duplicate keys, for use by anyone other than the Resident. HouseMates Residents may not change the locks or install additional locks anywhere on the premises. If a Resident installs locks without permission, HouseMates Management will have the locks removed or replaced and the entire cost of the removal and/or repair will be immediately due from the Resident.
- TRASH: HouseMates Residents are prohibited from placing their trash in the hallways or in the bathroom or kitchen wastebaskets. Please refer to your weekly scheduled pick-up. Do not put large items at the curb as trash.
- ABANDONED PROPERTY: If a HouseMates Resident moves out either voluntarily or as the result of eviction any possessions left behind will be packed, picked-up, and removed from the premise by a third-party agency and held at a third-party location at the Tenants expense.
- PARKING: Parking on HouseMates premises is for Residents only, on a first come, first served basis, limited to one vehicle per resident. Any vehicle parked on the property must be registered, inspected, and insured; proof must be presented to HouseMates Management upon request. Parking is at your own risk; HouseMates Management does not assume any liability for any vehicle or its contents. Do not block in other cars. Trailers or commercial vehicles may not be parked on the premises. Any vehicle that violates these rules may be towed and impounded at the vehicle owner's expense.
- SECURITY CAMERAS: HouseMates premises may be monitored by surveillance cameras and all activities recorded for the safety and security of all Residents. The cameras may be placed in any public area or common space of the HouseMates premises or on the property. Residents are on notice that such cameras may be installed and agree to be recorded by them. Tampering with the cameras, cables, or recording equipment is a violation of the HouseMates House Rules.
- INSURANCE: iHost Atlanta HouseMates does not carry insurance for any reason to protect HouseMates Residents personal property wherever it may be stored on the premises. Please contact your own insurance agent for renters insurance protection at your own expense.
- RIGHT TO ENTER AND/OR INSPECT: HouseMates Management reserves the right to enter and, or inspect each room as often as is necessary. HouseMates Management will give the Residents advance notice of such inspections.
